JA: Because laws vary from place to place, can you tell me what state the property is in?
Customer: in th uk
JA: What are the terms of the lease? Any issues related to maintenance or upkeep?
Customer: the landlady has specified no cats because she has a "phobia" of cats. however there is a garden. and the house is damaged by previous tenants cats, which she admits. it is bizzare

I am afraid that if that is the case and unless you have Express written authority from the landlord, this could be a reason for eviction and would give the landlord grounds to serve Notice.
