I want to change solicitors as my current one won't accept the risk of an express search and a local authority search indemnity insurance policy
JA: What are you located? It matters because laws vary by location.
Customer: County durham
JA: Has anything been filed or reported?
Customer: We have draft contracts and should be receiving the drainage and water search any day but the local authority search isn't due until 23 Aug and we've already waited 12 weeks

Customer: The property is unregistered and our mortgage provider (HSBC) is happy with an indemnity policy

Our lawyer has draft contracts and sent Initial enquiries which she said she would review in due course. The Drainage and water search is due tomorrow and the local authority search has a delay of 23 Aug, we emailed the mortgage provider and they said the would accept a local authority search indemnity insurance policy as long as the lawyer accepted it at their own risk and the property wasn't worth more them £1m, they refused as they wouldn't accept the risk, said because the property was unregistered, the risk was greater and it was their company policy to obtain full searches. We've already waited 12 weeks and the delay is a further 9 weeks and if our mortgage provider is happy with an express search, we could be in well before that date

The house we are in the process of buying is valued at £463,000 and I have just received the Drainage and Water search so it's just the local authority search we are waiting on
