agricultural land tenancy

Customer Question

We are in the process of purchasing a small farm and house in Scotland.  The large field was rented out to a local farmer on a month by month basis about 15 years ago.  However the land owner died 12 years ago and left the house to his daughter who has recently turned 16 and she is in the process of selling the house and land as one package.  In the meantime the farmer has continued to use the land without paying any rent or having any form of agreement in place.  The seller has advised the farmer that he needs to vacate the land by the end of this month which is when we are supposed to take ownership however the farmer is claiming tenancy rights and is removing to vacate the land.  

Can you please advise as to what process both the seller and us need to follow to remove this person from the land and the expected time frame involved?
